Staging for Rent

“You have brains in your head. You have feet in your shoes. You can steer yourself any direction you choose. You’re on your own. And you know what you know. And YOU are the one who’ll decide where to go…”

    Our Tips

It’s just as important to complete that essay for school as it is to do your homework when searching for your next apartment or condo.  Viewing the rental unit and seeing its potential is key to knowing you made the right decision.

  • Are you searching for that perfect tenant or landlord?

It is that time once again where students search for that home away from home that they will connect with for the next 3-4 years.  Looking for that perfect apartment used to be a long arduous task, but the great thing about searching in today’s market is that there is the opportunity to view the apartment online prior to making an appointment to see it in person.  So it’s critical as a landlord to showcase the rental unit as well maintained to potential renters.

As a landlord, attracting and selecting the perfect tenant is essential to retaining renters for a longer duration.  Whether you have one rental unit or several, it is an easy process.  Professionally staging each unit before listing it for rent the first time (or in between tenants if you are already using it as a rental) will provide that edge above your competition and guarantee you success!

If it isn’t possible to stage each unit in a complex, the next best idea could be to use one apartment for a combined Leasing Office and Model Apartment. You can use one of the apartments and set aside one of the rooms as the office. It will at least give potential renters a sense of the size, space, and layout.

Lastly and one of the key components, is to take professional photos of both the inside of the rental unit and outside of the property, along with any amenities that might be included.

At House Coach we provide Professional Home Staging advice and techniques that will create a more appealing home and guarantee that WOW factor every time.  Call us today and we will leave you and your rental unit, with a smile!

A landlord can improve a property to make it more user friendly for students by:
    • Having utilities included in the rent (utilities can be intimidating to students, especially if international)
    • If shared accommodation, rooms should have locks on the bedroom doors
    • Bike storage
    • Pet-friendly
